Terms of service
These are the terms on which you use Canopii. They are short because the service is young; they will grow as it does. By creating an account, accepting an invitation or using the service you agree to them and to the privacy notice.
Who Canopii is for
Canopii is for strata corporations in British Columbia. A manager who creates a strata on Canopii does so on behalf of that strata corporation and confirms they are authorised to. Residents and council members join by invitation from their strata manager, who is responsible for inviting the right people and removing those who should no longer be in.
What Canopii does
Canopii answers questions about your building from its own documents, BC strata law and municipal bylaws, and shows where each answer came from. It helps a manager and council run the building; it does not replace them. Canopii never files anything, sends a notice or makes a decision on its own.
AI answers
- Answers are generated by an AI model from passages in your building's documents and the law that applies to it. They may be wrong, incomplete or out of date, especially where the documents are missing, unclear or contradict each other.
- Every answer shows its sources. Read them before you act on an answer.
- Answers are not legal, financial or engineering advice. For enforcement, disputes, tribunal matters or anything with money or safety at stake, get professional advice.
- Council decides. An answer is information for the people responsible, not a decision of the strata.
Your data
The strata owns its data: its documents, and the questions its members ask and the answers they get. You give us permission to store and process that data to provide the service, as the privacy notice describes, including sending questions and the relevant passages to AI providers in the United States. A manager is responsible for having the right to upload a document and for telling residents that the building uses Canopii.
Acceptable use
Keep your password to yourself. Do not upload material you have no right to share. Do not try to get around the usage limits, reach another building's data or steer the assistant away from the documents it is meant to answer from. Do not use the service to harass anyone.
Early access
Canopii is new. Features will change and some will be removed, and there will be outages; we make no promise of uptime. We may suspend or close an account or a strata that abuses the service or these terms, and we will tell the manager when we do. Early access is free of charge. If we introduce pricing, managers will hear about it at least 30 days before anything is billed, and a strata can leave before then.
Leaving
A strata can stop using Canopii at any time by writing to hello@canopii.ai. We delete its data within 30 days of the request, as the privacy notice describes. A manager can remove a resident or council member at any time.
Limitation of liability
Canopii is provided as it is, without warranty. To the extent the law allows, we are not liable for loss that comes from relying on an answer, from an outage or loss of data, or from what a strata, its council or its members decide to do. Our total liability for any claim is limited to the amount you paid us in the twelve months before it. Nothing here limits liability that cannot be limited by law.
Changes
We may change these terms. Managers will be emailed about material changes at least 30 days before they take effect; using the service after that date is acceptance.
Governing law
These terms are governed by the laws of British Columbia and the federal laws of Canada that apply there. Disputes go to the courts of British Columbia.
